Things to consider when looking at business premises
You should always keep in mind that commercial premises can represent a significant chunk of your annual outgoings. With this in mind, you have to be certain that the premises are suitable and that you are getting a good deal for your money.
Consider your business model and try to picture where your business will be in the next few years. Do you realistically foresee a strong period of growth? If so, you should consider whether the premises will be adequate for the amount of stock, staff and customers you might have in the future. Also consider the facilities? Is there a toilet for both customers and staff as well as a staff kitchen?
Remember to bargain with the landlord and do not reveal any signs of desperation. In lean economic times, there is are countless unoccupied commercial premises out on the market. It is a buyer’s market at the moment, meaning you are in a great position to bargain with the landlord and get a good deal.
At an early stage, you might also be able to identify general problems with the upkeep of the property. Although we recommend using a surveyor to have a good look at the property and having a solicitor conduct detailed searches, by identifying problems early on, you might save a lot in fees.
